Cookie Policy.

A cookie is a small text file placed on your device by a website you visit. Cookies are widely used to make websites work, to remember preferences, and to provide information to the site’s owners. This page describes which cookies and similar technologies VIP-Real Estate uses and why.

We group cookies into three categories. You may accept or decline non-essential categories at any time through the cookie banner or, where applicable, your browser settings. Declining non-essential cookies will not affect your ability to use the Service.

1. Strictly Necessary

These cookies are required for the website to function. They cannot be turned off and do not store any personally identifiable information. Without them, parts of the Service simply will not work — most notably, authentication, security, and saved preferences during a session.

  • session — keeps you signed in across pages during a visit.
  • csrf — protects against cross-site request forgery on form submissions.
  • theme — remembers your preferred light or dark theme.
  • consent — records your cookie preferences so we do not ask again on every visit.

2. Analytics

We use Google Analytics 4 to understand, in aggregate, how visitors find and use the site. This helps us improve content and performance. Data is collected in pseudonymized form, IP addresses are truncated, and we do not enable advertising features.

  • _ga — distinguishes unique users. 13-month lifespan.
  • _ga_* — per-property session identifier used by GA4.

You may opt out of Google Analytics by installing the Google Analytics opt-out add-on or by declining analytics in the cookie banner.

3. Product

We use PostHog to understand how product features are used — which search filters get applied, which property pages get the most time, which workflows convert. This is qualitative data that helps us decide what to build next. We self-host PostHog where feasible, and disable session recording by default on pages containing form inputs.

  • ph_* — distinct user and session identifiers used by PostHog.
  • ph_feature_flags — remembers which features are enabled for your account.

4. Third-Party Embeds

Some pages contain embedded content from third parties — for example, a Google Maps frame on our Contact page or a YouTube video on a blog post. These embeds may set their own cookies under the third party’s privacy policy. We do not control those cookies. You can review each provider’s policy on their own site.

5. Managing Your Preferences

You can change or revoke your cookie preferences at any time by clicking “Cookie Preferences” in the site footer. You can also delete cookies already stored by your browser through your browser settings. Most browsers allow you to block all cookies, but doing so may impair the functionality of this and many other sites.

6. Changes

As we add or remove tools, we will update this page accordingly. The “Last updated” date above reflects the most recent change.
